As this is a new build, adaptations are not permitted during the first 12 months of a tenancy.

A months rent in advance will be required to begin a tenancy regardless of any benefit entitlement.

There is a S106 local connection criteria, preference will initially be given to bidders with a connection to the district of Torridge. If no qualifying bidders are found after 2 weeks the local connection will be extended to include the county of Devon. A local connection must be evidenced in one of the following ways;

  • Being permanently resident therein for 6 of the last 12 months or 3 of the last 5 years; or
  • Being in full time or part time work therein (minimum 16 hours weekly) for the last 6 months. Or need to move closer to work; or
  • Have family connections (parents, adult children, brothers or sisters) who have lived there continuously for at least the last 5 years; or
  • Having immediate relatives (parents, adult children, brothers or sisters) who have lived there for at least 5 years and with whom there has shown to have been a frequent contact, commitment or dependency; or
  • Other categories or relationships may be considered by the council including foster relationships where clear evidence of frequent contact, commitment dependency is shown; or
  • Other special circumstances which create a link to the District (not including residence in a hospital, armed forces accommodation, holiday let or person rehabilitation facility) and having been first verified in writing by the council as having such special circumstances and this may include the need to reside medical support or (with the approval of the council) some other form of special support.
