A two bedroom, maximum four person, mid-terrace House. With air source heat pump, shower over bath, two allocated parking spaces & garden. Pets allowed with permission. One month rent in advance required prior to tenancy start date.

A S106 local connection criteria applies in the first instance to the parish of Winkleigh. A connection must be in one of the following ways:

1) being permanently resident in the Parish for six of the last twelve months, or three out of the last five years; or

2) in full time or part time employment (min 16 hour contact per week) for 6 months.

3) have family connections in the Parish, this is normally defined as the applicant or a member of their household having parents, adult children or brothers or sisters who have been resident in the district for at least the last 5 years; or

4) having immediate relatives (i.e parents, non-dependent children, brother or sister) who have lived therein for at least 5 years and with whom there has been shown to have frequent contact, commitment or dependency; or

5) other categories or relationships may be considered by the Council including foster relationships where clear evidence of frequent contact, commitment dependency is shown; or

6) other special circumstances which create a link to the Parish (not including residence in a hospital, armed forces accommodation, holiday let or person or rehabilitation facility) (with the approval of the Council) some other form of special support

If after two weeks no bidder with a Winkleigh connection is found then the adjoining parishes of Ashreigney, Dolton & Dowland can be considered. If no one is found with an adjoining parish connection a connection to Torridge will be considered.

Successful applicants will be required to complete Westwards application form, provide proof of local connection, send in documentation to do a financial assessment & references will be applied for before a formal offer will be made.
